Financing a manufactured home
Most of our buyers finance. The kind of loan you get depends mainly on whether you're buying land along with the home.
Home only
Usually a chattel loan
- For a home going on land you already own or rent, or in a community.
- Loans often run 15 to 25 years.
- Rates run higher than a regular mortgage, and closing is usually faster and simpler.
- Down payments commonly start around 5 to 10 percent.
Land and home together
Usually a mortgage
- For our land-home packages, or a home set on land you're buying with it.
- The home is placed on a permanent foundation and titled with the land.
- Terms up to 30 years, and FHA, VA, and USDA programs may apply.
- Takes longer to close because of the appraisal and site work.
Every lender has its own rules, and your rate depends on your credit, income, and down payment. We'll point you to lenders that finance manufactured homes in Tennessee and Virginia. We don't make loans ourselves.

Estimate only. It leaves out taxes, insurance, lot rent, and fees. Your real rate and terms depend on the lender and your credit. This is not a loan offer.
